<p><span style="font-size: large;">Remember when you called seven or eight months ago and we spoke for a bit?</span></p>
<p><span style="font-size: large;">You  said you wanted to list your condo for $425,000, even though I told you  that was around 18% over where the market was at that time. It would  really have topped out around $350,000&#8230;</span></p>
<p><span style="font-size: large;">You insisted that someone would pay that price, since it was, after all, a  “sub-penthouse unit”.</span></p>
<p><span style="font-size: large;">I  tried to explain about a buyer’s lender having to have the condo  appraised and put a market-based value on it so they’d know exactly how  much they&#8217;d lend&#8230;</span></p>
<p><span style="font-size: large;">Remember  I also said that, it’s a 4th floor unit in a 5-story midrise, so  calling it a “sub-penthouse” probably wouldn’t fool or impress all that  many buyers into adding $75K to the price?</span></p>
<p><span style="font-size: large;">You  also thought I should list your condo for a lot less than what I  normally charge&#8230; You said that all agents &amp; brokers are the  same&#8230;</span></p>
<p><span style="font-size: large;">Remember,  I tried to explain to you that you should do your homework before you  sign a listing agreement with anyone and understand exactly what they’d  do to market your property and earn their possible paycheck?</span></p>
<p><span style="font-size: large;">Remember  I told you that you needed someone who knew how to maximize exposure  for your condo and have it really stand out in this market to attract a  qualified buyer?</span></p>
<p><span style="font-size: large;">Remember how I stressed the importance of proper pricing &amp; offering a competitive commission to buyers’ agents and&#8230;..</span></p>
<p><span style="font-size: large;">Remember you thought that none of that was all that important? You just wanted to list it high and not pay much of a commission?</span></p>
<p><span style="font-size: large;">Remember,  I told you that you’d probably be better off talking with someone else  &amp; having them list your condo, since I don’t overprice my listings,  insult buyers’ agents, compromise my integrity or reputation, or put my  clients in harm’s way?</span></p>
<p><span style="font-size: large;">Great! So you do remember me&#8230;</span></p>
<p><span style="font-size: large;">It’s  funny. Just a couple weeks ago, your neighbor called me. Yes, the nice  woman from two doors down in #415&#8230; We met &amp; had a nice  conversation and she really &#8220;got it&#8221;.</span></p>
<p><span style="font-size: large;">Sure,  she understood the obvious stuff, but really was excited to learn about  how a lot of the things she’d never have thought of made so much sense,  as well. And the technology stuff blew her mind!</span></p>
<p><span style="font-size: large;">She  knew about your condo and was very concerned about a unit in the  building being on the market for seven or eight months with no action. I  explained to her that she really didn’t need to worry since yours was  never really “on the market” at all. In fact, it was nowhere near “the  market”.</span></p>
<p><span style="font-size: large;">I  hope you don’t mind&#8230;we kidded a bit at your expense, saying that DOM  really didn’t mean “Days-On-Market” in your case. It was more like  “Dreaming-Of-Moving”! Your neighbor even surprised me when she said you  probably wouldn’t have to worry about paying ANY commission. Who knew  she was SO funny?!</span></p>

<p><span style="font-size: large;">Oh, how we laughed!!! But, I’m getting off the subject&#8230;</span></p>
<p><span style="font-size: large;">Long  story short, when I showed her the reality of all the comparable condos  that were “on the market” and recently sold, we agreed it should  probably sell for about $340,000. (By the way, that’s right around the  value of yours now. It’s basically the same unit, square footage, floor  plan, etc&#8230;)</span></p>
<p><span style="font-size: large;">Well,  we listed it pretty aggressively at $345,000. We put it “on the market”  with a competitive co-broke commission to buyers’ agents to keep them  interested as well&#8230;since there are so many units listed out there and  buyers’ agents are an important piece of the pie, so to speak!</span></p>
<p><span style="font-size: large;">Wouldn’t  you know it, in just two days, we accepted a strong offer within inches  of our full asking price with great terms! Turns out, the appraiser put  the same # on the unit we’d agreed to with the buyer!</span></p>
<p><span style="font-size: large;">I just wanted to let you &amp; your agent know&#8230;Oh, it’s the second agent now?! Hmmm&#8230;</span></p>
<p><span style="font-size: large;">Well,  anyway, your “sub-penthouse” had a surge of showings last week at it’s  current price and it actually helped to sell your neighbor’s “4th floor”  unit two doors down. Just in case you were wondering where all the  business cards came from&#8230; We have the same ones.</span></p>
<p><span style="font-size: large;">My  client &amp; I were laughing about something or other a few days back  &amp; after a while, she mentioned she’d seen you in the elevator a few  times and you always seemed grumpy. I hope everything is alright.</span></p>
<p><span style="font-size: large;">Anyway, you should really stop by #415 &amp; say goodbye&#8230;She’s moving out tomorrow, you know.</span></p>

<p style="text-align: center;"><span style="color: #0000ff;"><em><strong><span style="font-size: large;">&#8220;When opportunity knocks, answer the door.&#8221;</span></strong></em></span></p>
<p><span style="font-size: large;">I&#8217;m sure most folks have heard that saying. Well, with regard to the glaring opportunity in the current real estate market, it&#8217;s been knocking for a while now!</span></p>
<p><span style="font-size: large;">Here are the facts:</span></p>
<p><span style="font-size: large;">Real estate values are LOW. Unless you&#8217;ve been living under a very large, extremely heavy rock, this is no revelation, I&#8217;m sure. </span></p>
<p><span style="font-size: large;">Interest rates are historically LOW&#8230; aka money is CHEAP. </span></p>
<p><span style="font-size: large;">Due to the the ongoing distressed property/foreclosure debacle, there are many more people in the tenant pool causing more demand for rental properties. And, you guessed it&#8230; Rents are on the RISE.</span></p>
<p><em><span style="font-size: large;">What&#8217;s that sound? It sounds like opportunity knocking, no?</span></em></p>
<p><span style="font-size: large;">If these factors don&#8217;t seem like obvious signs of a quality investment scenario &amp; you&#8217;re still on the fence, consider the following. According to New Jersey MLS data, <strong>45%</strong> of all sales in the condo category for all of Bergen County between July 1, 2011 &amp; February 16, 2012 were <strong>all-CASH </strong>transactions. For the same period in the 2-to-4 family category, cash purchases accounted for <strong>25%</strong> of all closings. </span></p>
<p><span style="font-size: large;">This is a sign that there is a lot of investment money buying these properties, no? These are the folks who know the perfect storm when they see it starting to churn the seas, so to speak&#8230; and they jump into the market.</span></p>
<p><span style="font-size: large;">Further, I&#8217;m compiling a report on real estate inventory in the single family &amp; condo categories in Bergen County. What I&#8217;ve found is that inventory levels have dropped significantly in most towns (this week vs. the same time last year) and average listing prices haven&#8217;t been effected anywhere near as much as inventory levels. </span></p>
<p><span style="font-size: large;">A tighter supply makes me think values may begin a turn-around pretty soon, if they haven&#8217;t in many areas, already. The point is, we don&#8217;t know how long this perfect storm will hang around. But, it&#8217;s here right now. So, again&#8230; opportunity is knocking&#8230;<em> answer the door!</em></span></p>

			<content:encoded><![CDATA[<p><span style="font-size: medium;">While taking my best pal &amp; a good cigar for a walk&#8230; It hit me that the emotions involved in a real estate transaction would be an engaging topic for a blog post. Then, when I actually gave that more than 3 seconds&#8217; thought, I quickly realized that nobody would stick with me through a 500,000 word blog post!</span></p>
<p><span style="font-size: medium;">While it&#8217;s certainly a <em>novel</em> idea, it could easily take on <em>epic</em> proportions! Emotions &amp; real estate transactions could rival Tolstoy&#8217;s <em>War &amp; Peace</em>, Rand&#8217;s <em>Atlas Shrugged</em> or (take your pick of) religious scripture in word count, or pertinence to those interested in the topic. I could only wish it would be as engaging.</span></p>
<p><span style="font-size: medium;">So, here&#8217;s my idea. I&#8217;ll make a little saga out of taking small bites at the bohemoth. As the old quandary goes, &#8220;How do you eat an elephant?&#8221;&#8230; &#8220;One bite at a time.&#8221; We&#8217;ll just throw a saddle over it &amp; see where it takes us!</span></p>
<p><span style="font-size: medium;">The first bite: <span style="color: #0000ff;"><strong><em>Where&#8217;s</em> The Market?</strong></span></span></p>
<p><span style="font-size: medium;">Everyone&#8217;s heard / spoken / asked / answered what&#8217;s probably the most common (&amp; pertinent) question in all of Real Estate Land, <em>&#8220;How&#8217;s the market?&#8221;</em>.  Let&#8217;s chew on the <em>Where </em>for a moment.</span></p>
<p><span style="font-size: medium;">On a more macro level (where <em>macro</em> is limited to a town, specific section of town, targeted subdivision&#8230;), the market is defined by properties that most resemble a subject in location, size, condition, amenities, etc.. We then look at properties that have most recently sold , are under contract, or available &amp; looking for buyers (in that order) to establish what&#8217;s called <em>comparables</em> or &#8220;<em>comps&#8221;.</em> Comps are used to <em>compare</em> a subject property to others of like-kind (or close to it) &amp; establish a dollar value range for a seller&#8217;s asking price or a buyer&#8217;s purchase offer. Enter <strong>emotions</strong> into <strong>the real estate transaction </strong>mix!</span></p>
<p><span style="font-size: medium;">Generally, <span style="color: #0000ff;">SELLERS have a pretty deep emotional attachment to their HOME</span> &amp; all they&#8217;ve experienced in it&#8230;family events, holidays, raising children, relationships with neighbors, epic, epic, epic&#8230; While they mean the world to a seller, none of these emotional aspects are really quantifiable in terms of a dollar amount, or market value. Sellers tend to cherish <em>their</em> <span style="text-decoration: underline;"><em>homes</em></span> and usually don&#8217;t see their real estate transaction as plainly as selling <em>a</em> <em><span style="text-decoration: underline;">house</span>.</em></span></p>
<p><span style="font-size: medium;">Conversely, <span style="color: #0000ff;">BUYERS have a pretty heightened emotional attachment to their MONEY</span> &amp; all they&#8217;ve experienced in their struggles to acquire it! This emotional attachment means the world to buyers, but again, is not very germane when (market) valuating a piece of real estate. In turn, buyers view the same transaction as spending their hard-earned money on a <span style="text-decoration: underline;"><em>house</em></span>, the <em>&#8220;<span style="text-decoration: underline;">home</span>&#8220;</em> aspect to be established later &amp; having nothing to do with the current seller&#8230; and so, pretty much void of emotional value. (Again, generally &amp; at least, <em>initially</em>! hmmm&#8230;There&#8217;s a couple more post topics for this series right there!)</span></p>
<p><span style="font-size: medium;">So, <em><strong><span style="color: #0000ff;">WHERE&#8217;S THE MARKET?!</span> </strong></em></span></p>
<p><span style="font-size: medium;">The reality is the market <em><strong>is</strong></em> where there is a <span style="color: #0000ff;"><em>meeting of the minds</em></span> between a buyer &amp; a seller for a specific property. This is closely related to factual data &amp; recent quality information, which is probably why it&#8217;s not called a <span style="color: #0000ff;"><em>meeting of the hearts</em></span>!</span></p>
<p><span style="font-size: medium;"><strong><span style="color: #000000;">The market for a specific property <em>happens</em> at some <em>reasonable</em> point between a buyer &amp; a seller, once emotions are at bay &amp; factual data is analyzed &amp; understood. Generally, this point is somewhere a bit <em>south</em> of a dollar amount a seller would be perfectly willing to accept for <em>their</em> <em>home</em>&#8230; and a bit <em>north</em> of a cost at which a buyer would gleefully part with his/her money for <em>a</em> <em>house</em>.</span></strong></span></p>
<p><span style="font-size: medium;">How can a seller or buyer avoid the myriad of emotional walls &amp; road blocks in a real estate transaction? Hire a professional who effectively deals with many would-be powder kegs every day &amp; keeps things focused &amp; moving forward to help them reach their goal of selling or buying.</span></p>
<p><span style="font-size: medium;">So, there you have it. <span style="color: #0000ff;">Part I in the Emotions &amp; The Real Estate  Transaction</span> <em>series (?)</em>.</span></p>
